MCP server overview
The Land Insights MCP server lets an AI assistant — like Claude or ChatGPT — work directly with your Land Insights data: land comps, market statistics, parcel filtering, property lookups, and owner skip tracing. Instead of copying data back and forth, your assistant can look things up for you.

Before you start
Section titled “Before you start”You need two things:
- A Land Insights Pro subscription — the MCP server is included with Pro, with no API add-on upgrade required.
- An AI app that supports custom MCP connectors. Most do, though some only on paid plans — ChatGPT, for example, needs a paid plan (Plus or higher), not the free tier. Each app’s page below notes what it requires.
Signing in
Section titled “Signing in”You don’t need an API key. Connecting always involves a one-time browser sign-in, where you log in to Land Insights and approve access. When that sign-in happens depends on the app — some open it the moment you add the server, others wait until you click Connect or run a command. Each page below spells out the exact step. Once you’ve approved access, you stay connected until it expires; you won’t be asked again.
Billing
Section titled “Billing”Each request is billed in tokens — see Token costs. Empty results and errors are always free.

Gemini isn’t supported yet
Section titled “Gemini isn’t supported yet”Google’s Gemini apps — the web app at gemini.google.com and the Mac desktop app — only connect to Google’s own extensions, not custom MCP servers like Land Insights. There’s nothing to set up today; we’ll add instructions here when Gemini supports custom connectors.
